Potomac Investment Properties and partners won a competitive RFP from the City to develop two parcels of land in Southwest DC. The RFP included not only the two parcels of land, but a caveat that it must include a redevelopment of the Capital Fire Station. The partnership developed one of the parcels, 400 E Street, into a 214-key Hyatt Place Hotel, with ground floor retail and below grade parking, along with a state of the art fire station for Engine Company 13. The hotel is an outstanding leader within its compset, and is praised as being the first integrated fire station in the Washington Metro area. The second parcel, located at 555 E Street, is currently in development, set to become a mixed-use hotel and condominium with ample retail space.

Working with their partners and local architect Sorg and Associates, they delivered The Montrose in 2013 where it quickly sold out, achieving in excess of $900 per sf.
